小伙伴,你为什么眉头紧锁呢?

你不应该在拍视频吗?

我在看明天的过户。

明天的过户?

你的视频不应该今天中午12点就要录了吗?

因为这个过户之前呢,有很多需要协调的东西。

那我们这个过户,那可谓是一波三折。

哪三折?

那第一折是这样:

因为我们这个客户呢,包括他的买方,有一段时间都是在境外的。

我们在协调的时候,双方律师其实都要等待客户的回复,会有一个时差。

所以说,这就会花费一定的时间。

但是好在,我们现在还是把过户时间确定下来了,也就是明天的下午。


第二折又是什么呢?

我们律所在这个案子里是作为卖方的律师。

我们大概知道这个过户的时间之后,就去联系了管理公司,要求他们提供过户的材料。

这个管理公司比较慢。

我原本告诉他们,比如说27号过户,但他们在26号的晚上7点才给我材料。

这么晚呢?

非常崩溃!

但是好在,我们还是要到了材料。


那最后一折又是什么?

最后一折是这样的:我们这个过户比较特殊,因为卖方涉及境外居民的报税情况。

所以说,会有一个CPA在这个案子里,也是一个至关重要的一方。

这位CPA需要整理税表。

我们在得知过户时间后,第一时间联系了这位CPA,并且给了他所需要的材料。

但是,过了大概1到2天,他没有给我们回复,所以我们非常焦虑。

那这个时候呢,我们首先告知了各方,包括买方律师以及产权公司。

我们也给买方律师打了电话。

在我们的沟通下,双方达成了共识:我们明天早上还有一些时间,看看能不能获得回复。


我刚才听到你给买方律师打电话了?

所以现在又峰回路转了?

对对对。

非常有意思的是,我们在给各方发完邮件、打完一波电话后,大概半个小时,收到了CPA的回复。

不管怎么说,这真是一个非常值得高兴的消息!

我们期待明天过户顺利成功!

I’m working on tomorrow's closing.

Tomorrow’s closing?

Wasn't your video supposed to be done by 12 noon today?

Because before closing, there are many things that need coordination.

This closing is full of twists and turns.

What three twists?

First, our client, as well as the buyer, was overseas for a while.

When we were coordinating, it took time for the attorneys of both parties to hear back from clients due to the time difference.

So it took some time.

But fortunately, we’ve confirmed the closing time, which is tomorrow afternoon.


What’s the second twist?

Our office is representing the seller in this case.

After both parties roughly determined the closing date, we contacted the management company to request the closing documents.

This management company was quite slow.

I initially told them the closing was on the 27th, but the documents were not provided until 7 pm on the 26th.

Wow.

This situation is really overwhelming.

But luckily, we got the documents.


What’s the final twist?

The third challenge is that this closing is somewhat special.

The seller is subject to non-resident alien tax withholding.

So there is a CPA involved in this case, who is an important party.

The CPA needs to prepare the tax forms.

After we confirmed the closing date, we immediately notified the CPA and provided the information as requested.

But after about 1 to 2 days, we hadn’t received a reply, so we were very anxious.

At that time, we reached out to all parties, including the buyer's attorney and the title company.

We also called the buyer’s attorney.

The consensus reached by both parties after the communication is that we still have some time tomorrow morning to see if we can get a response.


I just heard you calling the buyer's attorney.

So now things have turned around?

Yes.

Interestingly, after sending emails and making calls to all parties, about half an hour later, we received a response from the CPA.

Regardless, this is great news!

We are looking forward to a smooth closing tomorrow.
