第一个重要的文件是有效的身份证件,比如护照、驾照或者工卡。为什么需要这个文件呢?因为在签署过户文件的时候,公证人员需要基于你的有效证件给你做公证。
第二个步骤是什么?给钱。作为买家,我们如何把钱交给卖家呢?一般有两种方式。第一种是一手交钱一手交钥匙,也就是说,买家要去银行开银行支票(certified check)或者银行汇票(money order),然后交给卖家。卖家看到支票后,就会给你钥匙。
但是也有卖家不出现在过户现场的情况,比如很多开发商的楼盘,卖家和卖家的律师不会亲自出席过户。这时候,卖家就需要我们通过银行汇款的形式(wire transfer)来支付费用。
那么第三个步骤是什么?当然是签署非常重要的文件。一般情况下,我们会签署卖家律师准备的产权转让文件、产权公司准备的文件,以及公寓需要的文件。
如果身份证件有了,钱准备好了,文件也签署了,一般我们的过户就可以顺利完成了。
