第一个重要的文件是有效的身份证件，比如护照、驾照或者工卡。为什么需要这个文件呢？因为在签署过户文件的时候，公证人员需要基于你的有效证件给你做公证。
第二个步骤是什么？给钱。作为买家，我们如何把钱交给卖家呢？一般有两种方式。第一种是一手交钱一手交钥匙，也就是说，买家要去银行开银行支票（certified check）或者银行汇票（money order），然后交给卖家。卖家看到支票后，就会给你钥匙。
但是也有卖家不出现在过户现场的情况，比如很多开发商的楼盘，卖家和卖家的律师不会亲自出席过户。这时候，卖家就需要我们通过银行汇款的形式（wire transfer）来支付费用。
那么第三个步骤是什么？当然是签署非常重要的文件。一般情况下，我们会签署卖家律师准备的产权转让文件、产权公司准备的文件，以及公寓需要的文件。
如果身份证件有了，钱准备好了，文件也签署了，一般我们的过户就可以顺利完成了。
