纽约超低物业费？一做尽调，差点掉坑里！

在纽约买房的时候呢，买家律师的尽职调查非常重要，因为这关系到你是否可以安心入住。

我们上周就有一个案子，A客户，他看上了曼哈顿的一个Condo。那么他的这个管理费用非常非常的低，所以客户就非常喜欢，就希望我们作为买家律师帮他买。

那么我们做的第一步就是尽职调查。在我们跟管理公司尽调的过程中，我们发现，虽然这个楼它的管理费用非常的低，但是它在未来的三个月之后，楼想要增加一个Special Assessment，就是专项费用。

但是这个专项费用主要就是用来弥补大楼的资金不足的一个情况。那这样的话，我们客户每个月的维护成本就不只是管理费了，而且这个专项费用目前是没有一个截止日期的。

基于此，我们又去调取了大楼的一些财务情况，发现这个大楼的现金储备其实并不充足。所以在这个情况下，可能这个楼它之后的维护成本是远高于对方经纪告诉我们的。

所以最后，客户是决定再去看看别的公寓。

在买房的时候，我们首先要买得起，第二我们要住得起。

When buying a home in New York, the buyer’s attorney’s due diligence is crucial, because this determines whether you can move in with peace of mind.

Last week we handled a case. Client A found a condo in Manhattan. The building’s management fees were extremely low, so the client was very interested and wanted us as the buyer’s attorney to proceed.

The first step we took was due diligence. During our investigation with the management company, we discovered that while this building had very low management fees, in three months the building planned to introduce a special assessment fee—an additional charge.

However, this special assessment was mainly intended to cover a financial shortfall in the building’s reserves. In this case, our client’s monthly maintenance costs would not just be the management fees, and this special assessment had no fixed end date.

Based on this, we further reviewed the building’s financial records and found that the building’s cash reserves were actually insufficient. Under these circumstances, the future maintenance costs of this building could be much higher than what the seller’s agent claimed.

So in the end, the client decided to explore other condo options.

When buying a home, first we must afford it, and second we must sustain the costs of living in it.
